uScan connects physical assets to the people and organisations that own, manage and maintain them. One NFC tap or QR scan creates a permanent record — then powers your work asset register, valuations, condition, maintenance, compliance history, and team operations.
How it works
Peel and stick an NFC tag or print a QR code. Attach it to any asset — plant and equipment, fixtures, vehicles, medical devices, infrastructure. Anything you need a permanent record for.
A tap or scan from any smartphone opens the asset. First scan registers the object. Every subsequent scan can log a service, raise an observation, or complete a job checklist item.
Every event is written permanently to the asset register — who did it, when, and what they found. Nothing is deleted or overwritten. The audit trail is always complete.
Platform
uScan is a complete operating layer for physical asset management — not a database with a scan feature added.
Asset Register
Tag any physical object with NFC or QR. Every object gets a permanent record with full history, photos, observations, and compliance sign-offs.
Work Orders
Create scheduled or reactive jobs, assign technicians, work through a shared checklist, and submit for supervisor sign-off — each with its own reference number.
Team Management
Organise your team with roles, groups, and domain-specific skill ratings. Know who is qualified to attend to which jobs.
Collections
Group assets into dynamic or static collections — by type, contract scope, location, or custom criteria. Scope work orders to a collection automatically.
Photos & AI Labels
Attach photos to any asset or event. EXIF metadata is extracted automatically, and AI labels identify what is in each image.
Portfolio & Locations
Structure your assets across portfolios and buildings. Transfer custodianship with a two-person approval gate. Old URLs redirect automatically.
Skills & Qualifications
Rate technicians 0–10 per trade domain and subdomain. Skills inform job assignment and form the foundation for compliance-driven workforce management.
Compliance-Ready
Designed around regulatory audit requirements from day one — not retrofitted. Every inspection, defect, and sign-off is sealed and timestamped.
Passkey Auth
Field technicians sign in with Face ID or fingerprint — no password, no typing. Fast and secure from any smartphone on site.
The immutable event log
Most software lets you edit or delete records. A spreadsheet, a PDF, a maintenance management system — all of them can be changed, intentionally or accidentally, after the fact.
uScan works differently. Every event — a service, an inspection, a defect, a sign-off — is written once and sealed permanently. There is no edit button. No delete. Corrections are made by writing a new event that references the original, so the full story is always visible. What you see today is exactly what was recorded at the time, by the person who was there.
What is an event?
The data is exactly what was recorded.
The moment an event is written, it is frozen. There is no mechanism to alter a past record — not for a technician, not for a manager, not for a platform administrator. If a service was recorded as complete at 9:42 am on 15 March, that fact is fixed.
This is the foundation regulators, insurers, and courts need. When they ask whether critical equipment was serviced on time, the answer cannot be manufactured retrospectively. It was either recorded when it happened, or it was not.
A complete chain of custody, always.
Every event carries full attribution: who performed the action, on which device, at what time, and against which asset. There are no anonymous entries and no gaps. The record answers not just what happened, but who was responsible.
When a building changes hands, the entire history of every asset inside it transfers with custodianship — intact and attributable back to the individual who wrote each entry, years or decades later.
No surface for tampering to hide on.
Because records can only be appended — never modified — there is no attack surface for tampering. A bad actor cannot rewrite history. A disgruntled employee cannot delete evidence of a defect. A mistake cannot silently corrupt the record.
The append-only model also means the log itself is evidence of absence: if an inspection was not recorded in the system, it cannot be claimed that it happened. The log is the truth, in both directions.
No edit or delete
Once written, an event is permanent. The full history is always visible and intact.
Automatic audit trail
Who scanned, what time, what they recorded. Attribution is built in — not assembled after the fact.
Custodianship chain
When buildings change hands the full asset history transfers — verified and unbroken.
Absence is evidence too
If it was not recorded in the system, it cannot be claimed. The log is the truth in both directions.
Location intelligence
uScan locations are built on BLRDS — the Building Level Reference Data Standard — an emerging canonical scheme for identifying and ordering every level of a building. Basements, mezzanines, split ground floors, plant decks, car parks, roofs — each gets one unambiguous identity, and the whole building sorts into its true physical stack automatically.
Established standards leave level naming to convention — ISO 19650's spatial field is a file-naming convention, COBie requires unique floor names but prescribes no scheme, and IFC stores whatever name the model author typed. BLRDS closes the gap those standards leave open, deterministically.
We intend to publish BLRDS as an open standard through the buildingSMART Data Dictionary — so any integration, not just uScan, can identify a building level with the same certainty.
Early access is open — places are limited.

Who uses uScan
If you own it, maintain it, insure it, or audit it — you need a record you can trust. uScan gives every stakeholder in the asset lifecycle exactly the visibility they need.
Maintain an accurate, auditable asset register that feeds directly into the balance sheet. Current replacement values, depreciation schedules, and condition status — always up to date, never assembled from spreadsheets at year end.
Get a clear, complete picture of everything that exists in your buildings — what it is, what it's worth, what condition it's in, and when it was last attended to. Own your data rather than depending on whoever happens to manage the building today.
Stay ahead of defects, maintenance schedules, and compliance obligations. See the live condition of every element in every building under your care. Dispatch work orders, track completion, and know nothing has been missed.
Access an accurate, always-current asset register for every site you service. Scan the tag, record the work, attach photos, submit for sign-off — one clean flow, no paper, no chasing clients for access to outdated spreadsheets.
Build and maintain a verified register of hazardous goods and plant on every site. Log risk assessments, track inspections, record corrective actions — with a permanent audit trail that demonstrates due diligence to regulators.
Know exactly where your expensive medical equipment is, what condition it's in, and what it's currently worth. Track service history, calibration records, and quarantine status — all tied to a physical tag on the device itself.

Personal use
The platform that tracks property maintenance, hotel management and plant equipment works just as well for a drill, a laptop or a bike — what you own, what you've lent out, what has gone missing, when it was purchased, its warranty, its condition. All your things in one place, in an immutable ledger.
Lend a tool to a neighbour and uScan remembers who has it and since when — so you are not relying on memory six months later.
Whoever finds it scans the tag and can message you through uScan to arrange its return — without ever being shown who you are or how to reach you.
Mark it stolen and anyone who scans it — a buyer, a second-hand dealer, whoever ends up holding it — sees the flag. uScan then connects the recovered item straight back to you, without ever showing a stranger your name.
Every registered item builds a running record — purchase date, condition, estimated value — so if you ever need to make a claim, the evidence already exists instead of being reconstructed from memory.
